Our team has collectively spent decades canvassing the roads of Costa Rica to find beautiful, rare, and endangered farms. More recently, due to client requests, we have also begun to sell developed lots and houses of all styles. Many of these these rural properties have been selected for their outstanding features, including Pacific Views, rivers, waterfalls, and conservation/reforestation potential. Just as most farms host beautiful native hardwoods naturally, and contain (or abut) primary rainforest, they usually have areas suitable for reforestation as well. As for the houses and lots, the pictures that accompany each listing speak for themselves.

Land of Opportunities

Real Estate in in Costa Rica has experienced double digit appreciation over the last decade, with no end in sight. This has been widely reported in Northern Costa Rica (Guanacaste), especially. And while prices have also been escalating dramatically in our area, the Southern Pacific Coast, we feel we are still on the ground floor for several reasons. They include the now-in-progress fixing and paving of the Coastal Highway from Quepos to Dominical; the plans to build an international airport an hour south of Dominical; and the development of a giant marina in the port town of Golfito.

Security

Land Assurance offers fully titled property as a general rule (except for beachfront, where different laws apply). The vast majority of our clients prefer to buy with registered title, because that is the safest and most secure method. In all such cases, we can offer you U.S.-style title insurance through Chicago First or Stewart. And before you even make an offer, we will perform a title check in the National Registry so you can be sure that the property is free of liens or other legal obstructions. By working with reputable lawyers and realtors (such as Land Assurance) you can ensure that your investment is a secure one, and with regular maintenance, that there will be no unpleasant surprises in the future. Note: some clients who want to pay 30-50% below market have bought untitled land through us, with the advice and consent of their own independent lawyers. They have then complied with the applicable laws in order to get the title issued in their names through the legal system. The only reasons we would allow a client to consider this option are a) the big discount over market prices, and b) a thorough study of the possessory rights of the owner indicating that the buyer will have no legal problem getting title duly issued in his or her name, in the opinion of an independent attorney. Even then, we strongly suggest that the funds be held in escrow until the title does come out.

Costs

Our properties range in size and price from about $45,000 for one acre lots in the mountains to $25M for primo development parcels. Larger development and reforestation projects are also available upon request.Larger development projects in the $25M range are also available on a request basis. Per-acre prices vary with property size, location, (ocean) view, accessibility, available amenities, structures on the property, and other features such as river frontage and waterfalls. In all cases, commissions are included. Closing costs tend to be roughly 4.25 points (percent) of the total price and are often split with the seller. In some cases, owner financing is possible. Also, banks here are increasingly open to lending foreigners the money to buy land or build houses, although the interest rates tend to be at least 9-10 percent, and they often want 40 percent down.
