Your Roving Land Patrol

All year round, Mr. Barrantes' management company will perform periodic pre-scheduled visits to your land under an agreed-upon timetable. No matter how remote and inaccessible your property may be, he can find it using the latest GPS (Satellite Navigation) technology. Then he will walk it, and record (photography or videotape) your entire boundary, with the imprint of the correct date and time displayed on the screen. It also means talking to any caretakers or "peones" working the place, recording interviews with the property's neighbors, when advisable; making sure projects are being accomplished; searching for any signs of changes or other anomalies; and generally having a look around. Since squatters may gain a legal toehold in as little as three months in Costa Rica, we recommend the four times per annum package as a minimum for most absentee members.

Employee Management

The company is available to cover the payment and/or supervision of your workers, "wachimanes," caretakers, farmers, etc. according to your wishes and instructions. It handles year-round bi-weekly salary payments to "peones," as well as one-time or occasional management of-and disbursements to--people working for you, such as builders, painters, and other contractors.

General Administration

The company offers year round legal and administrative services on behalf of your property, including management of routine matters and transactions, such as paying taxes. It will also cover all insurance, Social Security and other legally necessary payments on your behalf.

House Calls

The company does "House Calls" for those members who have rental properties or businesses, such as hotels, in the hands of tenants or other third parties, and who would like us to stop in for a periodic look-see. Think of it as being "your eyes and ears" in Costa Rica. They can drop in on your local rental "manager" or caretaker, and check it out just to make sure that all is kosher.

Local Liaison

For those members who may need someone to stand in for them with the locals, Mr. Barrantes is willing to represent your interests. If you already have a lawyer, a rental or property manager, or a caretaker, he can help you manage them. Instead of you trying to do it all from afar. He is also available to represent you before third party lawyers, government officials, and anyone else you specifically authorize us to deal with on your behalf.

Your Clearinghouse for Legal Services

Land Assurance has local lawyers on call to use whenever a client or member has a legal issue to be clarified, or a transaction in need of execution. You could think of us a clearinghouse, or translator-prodder of the lawyers, on behalf of our clients in need of decent, prompt legal services. Presently, local attorneys don't generally put much energy into giving advice, but rather focus on transactions, which explains why top-notch advice can be so hard to get in Costa Rica.

In contrast, we at Land Assurance can get our clients quick and inexpensive legal feedback, signed by the lawyer providing the service, because we have worked with enough lawyers to be able to get speedy results. By prompting and processing the interaction between you and the lawyer, Land Assurance can get our clients quick and reasonable legal services.
